About this search
Much of the housing sold and let in Andorra la Vella and Escaldes-Engordany was built during the boom of the nineteen-seventies and eighties. These are well-located homes with generous floor areas and, in many cases, installations that have reached the end of their service life. An interior refurbishment shows in the photographs; what does not show is the façade, the roof, the lift and the boiler, which belong to everyone and are paid for by everyone.
This is where an agency that also manages buildings changes the conversation. For the blocks on our books we know what has been renewed, what has been voted through and what has been deferred for years. A refurbished flat in a building with an outstanding façade is not worth what the same flat is worth in a building that is up to date, and that difference is paid in full after completion.
Frequently asked questions
By asking before you sign, and asking in writing. The community minutes record decisions on works and the sums approved. Where we manage the building we tell you directly; where we do not, we request it from the managing agent. A façade or lift levy approved but not yet carried out is a cost the buyer inherits, and it belongs in the price negotiation.
Not always, and it is a common gap in the older blocks in central Andorra la Vella. A space may be a separate title with its own price, or it may be tied to the flat. Each listing states which. Where there is none, it is worth pricing a space to buy or rent nearby before you decide, because central parking is genuinely scarce.
The ordinary community charge, utilities, the parish's communal taxes and, where one exists, the building's reserve fund. The charge varies enormously with the services: a block with a lift, a concierge and central heating cannot run on the same charge as one without. We give you the actual figure for the property, not an estimate.
It is common in buildings of that generation, and it is often apportioned by share rather than by consumption. That matters for a home used only part of the year, and it also shapes how the community votes on energy upgrades. It is worth checking before buying rather than after the first winter bill.
