About this search
Andorgest has been managing residential buildings in the Principality for three decades, and that is the practical difference behind this portfolio: for most of the buildings listed here we know the real state of the community — the works already voted through, how the lift has been maintained, who lives next door. A flat is not bought for its square metres alone; it is bought for the building around it, and that information almost never appears in a listing.
The selection covers all seven parishes. Andorra la Vella and Escaldes-Engordany hold the urban housing, the retail and the offices; Encamp, Canillo and La Massana the mountain apartments within reach of the ski areas; Ordino and Sant Julià de Lòria the houses with land. You can narrow the selection by transaction, by property type and by price, and request the full details from any listing without obligation.
Frequently asked questions
Yes. Purchase by non-residents is provided for under the foreign investment act, which requires prior authorisation from the Govern before the deed can be signed. It is a regulated procedure with defined paperwork and its own timescales, not a discretionary exception. We handle it alongside the transaction, so the purchase timetable accounts for it from the outset.
The price shown on each listing excludes tax. A purchase also carries property transfer tax, notary fees and land registry inscription; new-build carries a different tax treatment. Before you sign anything we give you the full breakdown with the actual figures for your transaction, so there are no surprises at the notary's table.
That is precisely what we add. Where we manage the building we can tell you the state of the accounts, the levies approved or expected, the age of the installations and the works still outstanding. Where we do not, we request it from the managing agent. A building with an approved façade levy changes the real price of the flat.
Owning property and becoming an Andorran tax resident are two separate matters, and the second has its own criteria and thresholds. Many of our clients pursue both, but they need to be planned together and in the right order, with advice on both sides of the border. Our tax practice handles that side of it in house.
